It is in the best interests of the LandlordLettings Agent and/or Tenant/s to have a copy of a professionally detailed report, supported by full colour digital photographs of the property, furniture, fixtures and fittings should they be present. All defects and damage are duly noted in the report and will be acknowledged by both parties prior to the moving in date or on the date of the move.

It is not necessary for the landlord or agent to be present during the Inventory process, but best practice is for the tenant to be there so they can advise us of any concerns they may have and also point out any defects they notice within the property.

As it is not a legal requirement for the tenant to be present during the inspection, a 7-day grace period is generally offered for the tenant to look through the report and to test all appliances etc.  If any issues or defects are not reported within the 7 day period, the report is deemed to be correct and accepted by both Landlord and tenant

Periodic Inspection

We can arrange a Periodic Inspection visit to your home to ensure that both the Landlord and Tenant are meeting requirements of the Assured Shorthold Tenancy. This will ensure a problem-free handover at the end of the tenancy agreement and ensure that the tenant receives their complete deposit returned, also the Landlord can re-rent his home without delay.

Properties that are managed through a letting agent are generally inspected every 6 months.  This is to ensure that all requirements are being met by the landlord and tenant to ensure the upkeep of the property. A Landlord will generally require an inspection just prior to renewing any tenancies, just as a safeguard that the property is being maintained accordingly.
